NEW LEASES

We create commercial lease forms for landlords and draft and negotiate leases for landlords and tenants. Whether office, retail, restaurant or industrial, NNN, full service gross or modified gross, we tenaciously hammer out the concepts that are most important to your bottom line.

EXISTING LEASES

Modifying an existing lease? Our practice includes the drafting and negotiation of extension, expansion and contraction amendments, rent relief amendments, and landlord consents.  We also draft tenant default letters, settlement agreements and early termination agreements.

SALES

Disposing of commercial property? We draft and negotiate purchase and sale agreements, closing documents and estoppel certificates, and otherwise guide owners to closing by aiding in the collection of lien waivers and relevant assignment agreements.

CONSTRUCTION

We draft and negotiate work letters, construction contracts, consulting contracts, and other agreements related to tenant buildouts and capital improvements.

BROKERAGE

We represent owners and brokerage firms in the drafting and negotiation of third party leasing agreements (between owners and landlord representatives), commission agreements (between owners and tenant representatives), and listing agreements for sale.

MANAGEMENT

We draft and negotiate asset management agreements for owners and asset managers and property management agreements for owners and property managers.

Hughes Real Estate Law was founded with the purpose of delivering high powered legal representation for commercial landlords, tenants and investors, while also providing the personal attention and flexible fee arrangements of a boutique law firm.  We are a fully remote law firm whose Managing Partner is licensed in Georgia and Missouri.

Why is Hughes Real Estate Law fully remote? 

Less overhead for the law firm translates into more cost effective rates for our clients.  In today’s world, professionals have the ability to work from anywhere that has a reliable Internet connection.

Why is your practice solely dedicated to the drafting and negotiation of commercial real estate contracts? 

Real estate law is a broad area of focus that encompasses several practice areas.  Residential real estate is distinct from commercial real estate.  Litigators are different from transactional attorneys.  An entire career can be dedicated to any one of development, purchases and sales, leasing, construction, zoning, land use, design, real estate finance, real estate tax, joint ventures, eminent domain and various other specialties.  While our experience touches upon all of these areas, we have decided to concentrate on contract drafting and negotiation so that we can help engineer our clients’ commercial real estate transactions and complete their projects.

What is the client intake process? 

Before any attorney-client relationship is formed, and before any billing occurs, the potential client (PC) will participate in a brief initial phone call so that we may determine PC's needs and target completion date.  If necessary, we may request relevant documentation and/or schedule a videoconference or follow-up call to discuss further details.  Upon PC and the firm electing to move forward, we will send PC an engagement agreement that will need to be fully executed and returned to us (along with the agreed upon retainer) before our representation in connection with the matter will begin.

How long will a contract draft or negotiation take? 

When two or more parties are involved in a negotiation, we can only control our portion of the work.  While we cannot, and would never, guarantee a completion date, we rely on our experience to work in an expeditious manner.

 

Can you guarantee an outcome that is favorable to me?

No.  It would be unethical for any attorney or law firm to guarantee a particular outcome.

Travis Hughes is the Founder and Managing Partner of Hughes Real Estate Law, L.L.C.  Mr. Hughes' practice is dedicated exclusively to representing commercial landlords, tenants and investors in the drafting and negotiation of contracts related to existing commercial real estate assets.  For more than a decade, Travis has successfully represented publicly traded companies, privately held corporations, joint ventures, franchise owners, small businesses and high net worth individuals.  His unique professional experience ranges from serving as in-house transactional counsel for a multibillion dollar private equity firm to guiding first-time business owners through their first lease negotiations.

Mr. Hughes has drafted well over 1,000 commercial leases, leases amendments and temporary license agreements.  As landlord's counsel, he has represented the owners of more than 100 office buildings.  As tenant's counsel, he has successfully negotiated agreements on behalf of traditional office tenants, flex office tenants, sports bars, restaurants, boxing fitness gyms and daycare centers.  Beyond leasing, he has drafted nearly every agreement related to the acquisition, management and disposition of commercial property, including, without limitation:

Prior to Hughes Real Estate Law, Travis spent more than four years as in-house counsel for Bridge Investment Group, a private equity firm with more than $47 billion in assets under management as of Q4 2023.  Before that, he was Of Counsel for Atlanta-based commercial real estate law firm Pursely Friese Torgrimson, LLP.  He began his practice at Armstrong Teasdale, LLP, in St. Louis, Missouri.  In addition to his law practice, Mr. Hughes is a licensed commercial real estate broker, having spent several years as Vice President at national brokerage firm, Transwestern, before launching his own firm in 2018.  He lives in metro Atlanta with his wife and their four children.  In his spare time, he enjoys live music and boxing events.
